Welcome to the Planning and Zoning Division portion of the Community Development Department website. The Planning and Zoning Division staff is responsible for all short and long range planning duties. Staff also represents the City on multiple regional planning boards at MetroPlan Orlando, and other boards such as the Sanford Airport Noise Abatement Committee and the 17/92 Community Redevelopment Agency. It is staff’s goal to ensure that all development review occurs in an expeditious manner and that we assist all customers in achieving their timelines.

Downtown Development

Since 2001, the Planning and Zoning Division has been hard at work setting the “regulatory table” to promote redevelopment within the boundaries of the Downtown. To that end, the City has seen major redevelopment goals come to fruition in the form of private investment as well as City improvements such as City Hall, the Events Center, the new Community Center, and the Police Department. Moving forward, staff will be hard at work creating additional improvement programs to enhance the City's connectivity with SunRail as well as other private investment projects that are planned within the Transit Oriented Development District. Neighborhood Beautification Grants

On November 15, 2012, the City Commission approved Resolution No. 909, adopting a new Neighborhood Beautification Grant (NBG) Program. The purpose of the NBG Program is to promote the undertaking of activities by City neighborhoods to beautify their developments, and to avoid blighted areas. The City Commission has approved project funding in the amount of $25,000 per fiscal year, which would allow for organized neighborhood associations to apply to the City for monies to be used in executing a neighborhood beautification program. Promotion of high quality neighborhoods shows commitment by the City and its citizens in the areas of economic stability, exceptional quality of life, and community security.
